Office Fit-Out Process Guide – 8 Stages

Engage a qualified interior architect or designer who specialises in commercial spaces. In India, registered architects (COA membership) are required for approvals. Always check their portfolio for similar projects.

From concept to detailed drawings. This is where your office takes shape on paper before a single brick is laid. Includes space planning, material selection, MEP coordination, and 3D visualisation.

The BOQ (Bill of Quantities) is prepared by your architect or PMC and sent to multiple contractors for competitive pricing. This is the single most powerful cost-control step in the entire project.

A legally binding contract protects both parties. Many Indian office fit-out disputes arise from inadequate or missing contracts. The contract should reference the approved BOQ and GFC drawings.

The actual work begins. Existing fit-out is removed (if renovation), hoarding is erected, temporary power is established, and the site is handed over to the contractor. Proper hoarding protects other occupants and your brand image.

The longest phase. Follows a strict sequence: civil structure → MEP rough-in → false ceiling framework → MEP second fix → flooring → painting → partitions → furniture installation. Sequence violation causes rework.

All systems are tested and certified before the client takes possession. HVAC is balanced, electrical systems are tested, fire systems are commissioned, and an official snag list is prepared and cleared.
